What kind of contract is good in order to secure my projects?

I have some projects that I want to give to other people so they will develop them and negotiate with them a procent of the earnings. I need a type of contract that will create some security that those people won't steal my projects. So, the contract should specify that if they are going to develop the project (that they don't know yet at the time of the signing) they are going to see, they are obliged by the rules in the contract. I have a lot of trust in them but still, I think that's the right way.
