I need a sample letter to end the tenancy and use the security deposit to dedution the rent?

Dear Tenant(s):

You have violated the terms of your lease in that you did ...........................................
(or did not).......................................
Your arreage of rent will be deducted from your security deposit.
Failure to vacate within two weeks, will cause an action for eviction.

You need to serve a Notice to Quit. I am assuming it is for non-payment of rent.

Since, I do not know what state is involved, it is difficult to determine the actual verbiage to include for you. Could you please add the state and I would be happy to provide you with a Notice to Quit that you can use legally in your state.

Since you have not updated your question, I have provided a sample Notice to Quit below that can be utilized in any state. As for the issue of the security deposit, this depends if a lease is in effect and what the state laws are with respect to security deposits. However, this is the first step that must be taken in order to evict a tenant(s) for non-payment of rent.
