I need a sample letter to end the tenancy and use the security deposit to dedution the rent?

Your arreage of rent will be deducted from your security deposit.
Failure to vacate within two weeks, will cause an action for eviction.

You need to serve a Notice to Quit. I am assuming it is for non-payment of rent.

Since, I do not know what state is involved, it is difficult to determine the actual verbiage to include for you. Could you please add the state and I would be happy to provide you with a Notice to Quit that you can use legally in your state.

As for the issue of the security deposit, this depends if a lease is in effect and what the state laws are with respect to security deposits.
