Can my neighbor lady stop us from going through our gate?

The gate is between properties and the fence and gate is ours. It's been there since we moved into the house 10 yrs ago. She is mad at us and she has baracaded the gate with an old wood gate and has another makeshift gate with big rocks holding it up. The other oneis in a small space, where we bring our lawn mower threw to our front yard to mow grass. This is the only way we can bring our mower to the front yard. We are getting our land surveyed soon to see where the real property lines begin and end. What can I do about this? She is being a big Bioutch about everything. I think it's called a easement on the property. any advice ??????

get it surveyed. then let us know what happens.

look at your deed; look at the last survey of the property; see if there is an easement or right of way thru the gate.

Untill you know what you have and where it is (survey) you're pretty well hamstrung.

If you have been maintaining it for ten years, round up your witnesses and sue for a quiet title. A decent lawyer should help get the ball rolling.
