Rent Ceiling? Harmful To Tenants?

Rent Ceiling? Harmful To Tenants?
A rent ceiling makes it illegal to charge a rent for housing more than the specified limit. How is it possible that such a policy will harm tenants. What are some of the possible solutions to deal with the problems emerging from rent ceiling?

Renting housing is a business like any other. Either you make money or you lose money. People who lose money don't stay in business for very long. The owner of the property has to keep costs in line, so they skip maintenance, letting the property run down until no one will live there.

Because rent control housing is a money loser people don't invest in it. They will build luxury housing, which usually escapes rent control, but housing for the common person won't be built. This leads to a shortage of places to rent. People either double up on accommodations or they make horrendous commutes.

Just because the government sets rent ceilings doesn't mean that people will rent at those prices. You might find a reasonable rent but are told there is a waiting list and for a small fee you can be moved to the top of the waiting list.

Rent ceilings harm tenants, they reduce the quality of housing, they reduce the amount of housing, and the landlords find ways to get around the rent restrictions.

As one observer put it, outside of carpet bombing, the surest way to destroy a city is rent control.
