How much should we request as compensation from our landlord for having no hot water the last 3 days?


Hi all, Me and my bf live in an apartment that has some kind of gas leak in a pipline apparently below our unit. The gas has been shut off completely and we have not had any hot water since Friday (its Sunday). We can't cook, take showers etc. Our landlord has agreed to compensate us for the inconvenience. How much do you think is a reasonable request for not only this inconvenience but this violation of our landlord/tenant right to have hot water and gas supplied to us at all times during tenancy? It will be 3 days when supposedly this will all be fixed (by Monday).

By the way, I hope not to come off as a jerk. The landlord offered and since its been 3 days and yes a bit of an inconvenience I think its only fair. We do pay our rent on time ($1375) but this is only our second month here. Also, we have taken the measures of other ways to deal with having no hot water and gas. However, after so long we have paid for it so shouldn't we receive it? Again, I'm not trying to get over. I just want what's fair. Our landlord is being very cooperative and seems to actually feel bad. So overall, I really don't have a huge problem. Just want to receive what's truly mine. Thanks in advance for all your answers.

Is the gas in your name? If so, divide an average billed amount by 30 and multiply by three. Has there been any work done to fix it? If you have seen no workmen there, ask the LL what's up. If the workmen have been there or you know the LL is working on it himself, then you have little recourse. The other side of it is that technically, there could be no occupancy of a building with no access to cooking or cleaning, i.e. the hot water, therefore the sum total of take-out and let of a hotel room would be just compensation if he is draggin his feet making repairs.

Homes are manmade and break sometimes. This is unavoidable and a gas line is an expensive fix and a plumber may be hard to lock down. 3 days is not that bad considering it is summertime and not a matter of life and death. These things happen. A similar thing had happened to me years ago and the landlord and I settled on what the rent would be daily for the few days. If you pay $600 a month, that works out to $20 a day. You were not without home, you were without gas and I think that your daily rent for compensation is fair.

Things happen that really a landlord cannot foresee. If you want to be a jerk about it then I would suggest you take the monthly rent and divide it by 30 days, then request that amount of money per day when you had no hot water. By the way, you could have used a microwave for cooking and water stays hot in a hot water heater for a day or so.

I personally wouldn't bother with Compensation, deal with it. There's people out there without Hot Water for all there life, no roof over there head, barely enough food to live. Be thankfull it was only for 3 day's.

You will be lucky to get anything.If you're landlord offers you anything ,take it.
Court wont award you a thing.

well, if you pay rent for 30 days, and the place was completely unavailable for 3 of those days, then reasonable compensation would be 1/10 of your monthly rent, or $137.50. However, the home was not completely unavailable. You did not have to rent storage for all your stuff or live under a bridge. It was just inconvenient for a few days. Furthermore, you gas or electric bill will decrease for not heating the water for 3 days. If the landlord offers you $70, he is being very generous. If it is $5, that is closer to what a court would award you. Make him an offer. Figure out how much he local health club or YMCA would charge you for showers for a couple days, add a gallon or so or gas and call it even and recognize that your landlord is much more accommodating than most.
