In Colorado do you have to have renters insurance?


My lease says this
INSURANCE: Landlord and Tenant shall each be responsible to maintain appropriate insurance
for their respective interests in the Premises and property located on the Premises. Tenant
understands that Landlord will not provide any insurance coverage for Tenant's property.
Landlord will not be responsible for any loss of Tenant's property, whether by theft, fire, riots,
strikes, acts of God, or otherwise. Landlord encourages Tenant to obtain renter鈥檚 insurance or
other similar coverage to protect against risk of loss.

I mean doesn't this mean if I want to protect my stuff I can but not mandatory? It says to insure your " respective interests" Like if I had a expensive piece of art work on my wall I should insure it but I don't have to insure the whole house do I? My property managers are trying to tack it on to my rent. I wouldn't mind paying the monthly renters insurance payment. It's the down payment that is a little high for me right now.

Renter's insurance will cover your losses that are not covered by others, such as where you cannot prove someone else is responsible for the damages, or where it's your own fault (if not intentional or reckless).

If you're renting a "whole house", then your landlord insures the house and whatever appliances and furnishings are his/hers, but you insure everything that's yours. Nothing says you can't still collect from the landlord (or others) for negligently damaging your stuff, but you'd have to sue them and win.

Similarly, I had inexpensive renter's insurance for an airplane that I accidentally destroyed ($180,000) and didn't even have to pay the deductible!

Renter's insurance is a really good idea, and the premiums are very low. For example, our insurance covers $30,000 worth of damage (more than the worth of everything we own) and provides money for additional living expenses (like if we had to live in a motel and eat out for a while because the apartment got flooded). The premium is less than $20.00 a month. I'd say go for it. If you don't and something bad happens, you could lose everything you have.

Yes , that's what it means. You're responsible to insure your personal property. The landlord is not. Get it , it's cheap and worth every penny.
