San Francisco: Am I protected by tenant laws?

In San Francisco law or California law, is a garage rental regulated as commercial or residential? According to the Department of Consumer Affairs in California, "a rental unit is an apartment, house, duplex, condominium, or room that a landlord rents to a tenant to live in. In this book, the term rental unit means any one of these. Because the tenant uses the rental unit to live in, it is called a 'residential rental unit.' Where does this leave ME and my dispute with a landlord over a garage spot? (I didn't live in the same building nor rent a residence from them.)
