What rights do a buyer have have with a land contrack?

Bought property on land contract to make monthly payments for 10 years.Seller has right to use barn for storage until the month of July.He has right to hold an auction.Seller left the poperty in a mess.Use velicles, trackers, junk, metal pecies, garbage all over entire property. I'm trying to clean up property.Seller came on my property without giving me notice according to contract. He got in my face and said I was stealing his property that he left all over property.Spit was coming out of his mouth going on my face. I told him I was just cleaning property taking garbage to the dump.Police were called by me.I was threaten with a law suit by seller while police were here.Seller also said he would have a warrent taken out for my arrest.Seller has nephew tellng him that me and my dad are sealing his property.His nephew is in trouble because he took a gun off this property that was in one of the vehicles.I did not know anything about.The police said this was a civil court matter.

The deed is retained by the seller in a land contract. I have the right to use,occpy, and enjoy the land. (no title is passed) until all or a specificed part of the sell price has been paid. this is the definition of a land contract. My question is about all the junk left on the property! And having to clean up the property without being acused of stealing. Without being harassed.

Your rights are dependant on what is says in the original signed contract. If it states that the original owner has a right to come onto the property for a specified amount of time, to remove his left items, then that is legal up until that date at which point everything left after that date (unless specified in contract) becomes property of new owner and you could file trespass and theft charges against him. If he was supposed to have removed all items as agreed in contract by specified time, and did not do so, leaving you to clean up the mess, you could very well sue him for the amount it costs to remove the items. always keep records, photos, police reports etc, as they will help you in court. This is a civil matter and should be handled in a court of law but beware because sometimes small towns have their own way of doing things, not always legally. if the person whom you bought the property from is local with connections and friends of the courts It would have to be handled in a different juristiction were there is no conflict of interest.

do you have deed to the land ? If you do they cant do anything to you. Talk to your lawyers.. as I understood once you buy land you can do what ever you want with it.

The contract should have specified what he was going to do with all of his stuff. If it did not, I would presume that, by vacting the premeses and leaving the things, he was abandoning his property.
